    Commercial Property Online Listing Service vs. Commercial Realtors®

    Why is it that real estate agents think that if the commercial property is not formerly listed with a listing agreement and on some sort of MLS that they can not obtain a commission from the seller or landlord should they have a buyer/tenant for the property? Isnt the ultimate goal of the seller and the agent alike to find a buyer or tenant for the property? A seller will certainly consider a reasonable offer put on the table by a broker especially if the seller has had no luck in finding a buyer/tenant on their own. On the other hand, a broker would likely consider reducing their commission if they didnt have to split it with a co-broker.


    (PRWEB) December 9, 2005 -- In this world of new easy to use technology and higher sales prices it is no wonder that sellers are looking for new avenues to market their property. It is the revolution from the common stamped letter to email, just that it is now happening to marketing real estate. Listing property with a Realtor® doesnt guarantee a buyer. Neither does advertising the property in the local newspaper. But one thing is for sure, you only need one good qualified buyer to make the sale. Sellers attempting to sell their property on their own create more inventory of property; thus a vast array of property for agents to sell to their buyers. The trick is getting everyone, including agents, to know that your property is for sale or lease.


    How does someone tap into a new market of buyers/tenants aside from the usual print advertising and not spend a fortune getting the word out that they have a commercial property for sale or lease? The answer is simple, the internet. The internet has been the #1 source when looking to find that one special property. The real estate market is changing dramatically and the way real estate is sold is no exception. According to an article dated August 1, 2003 located in Realtor® Magazine titled Internet Presence Considered Critical to Effective Marketing, 72% of all salespeople and brokers indicate they need an online marketing program in place to effectively market their property. Salespeople and brokers are creating their own websites whereas a potential buyer/tenant can view listed properties on their own with no sales pressure.


    In the past few years, several online listing services have developed which allow a large range of sellers or agents to advertise their commercial property for sale or lease. With the internet, a seller or agent can advertise their property to not only the local market, but to the whole world for a fraction of what print advertising would cost. While print advertising is thrown away or put to the side, the internet is right at someones fingertips 24/7. Technology is much less expensive, more powerful, and far less complex than it used to be. It is the wave of the future.


    If a Realtor® has a buyer and a seller has a property, wouldnt it be nice to just put the deal together? In the real world, both the agent and seller need to unite their efforts and bridge the gap between them. A little bending on both ends can mean money in each others pocket, and we can all agree that some is better than none.
